What Is a DSCR Loan?

DSCR = Debt Service Coverage Ratio
It simply means:

DSCR Formula
Rental Income ÷ Monthly Housing Payment (PITI)

If the property pays for itself (or close to it), you may qualify. This is a property-driven loan, not a personal income loan.

California DSCR Loan FAQs

What is a DSCR loan?

A DSCR loan is a business-purpose rental-property loan that primarily compares the property’s rental income with its monthly housing expense instead of relying on traditional personal-income qualification.

How is DSCR calculated?

DSCR is generally calculated by dividing qualifying monthly rental income by the applicable monthly property payment. The exact payment components and rent calculation depend on the program and underwriting guidelines.

Do California DSCR loans require tax returns?

Accelerated Express DSCR is designed without traditional tax-return qualification. Documentation may still be required to verify identity, assets, business purpose, property information, insurance and other underwriting conditions.

Can a vacant Bakersfield rental property qualify?

A vacant rental may be considered using market rent supported by the appraisal and rent comparables, subject to the property, leverage, marketability and case-by-case underwriting.

Can an LLC or corporation obtain a DSCR loan?

LLC and corporation vesting may be available. Entity documents, ownership information, personal guarantees and other conditions may be required.

Are first-time real estate investors eligible?

First-time rental-property investors may be considered. Experience, reserves, credit, property condition, leverage and other risk factors are reviewed case by case.

Can I use a DSCR loan for cash out?

Business-purpose cash-out refinancing may be available for eligible non-owner-occupied rental properties. The use of proceeds, available equity and maximum leverage are subject to underwriting.

Which Bakersfield neighborhoods are eligible?

Eligible properties may be located throughout Bakersfield, including Northwest Bakersfield, Rosedale, Seven Oaks, Riverlakes, Southwest Bakersfield, Downtown, Westchester, Riviera, Oildale, Northeast Bakersfield and City in the Hills, subject to appraisal and program review.

Where are Accelerated Express DSCR loans available?

The program is available for eligible California non-owner-occupied, business-purpose 1–4 unit rental-property transactions.

How quickly can a DSCR loan close?

Closing time depends on appraisal timing, title, insurance, documentation and underwriting. Complete and responsive files generally move more quickly, but no specific closing date is guaranteed.
